Engineering study for the feasibility and programming of the Familistère Campus

Egis Forhom, in partnership with Voltere by Egis and ESS Trinity Avocats, is assisting the Famlilistère de Guise in drawing up the roadmap for the operationalisation of the Familistère Campus. The main idea of the study is to see how to associate the future hotel establishment with a continuing education establishment installed on the Familistère site and benefiting from its reception capacities, in order to satisfy in an original and innovative way the local, regional and European needs in terms of training, apprenticeship, seminars or meetings concerning the challenges of ecological and social transition - in particular in the industrial sector of Hauts-de-France.

This technical support is part of the project entitled "The Familistère de Guise: the invention of a campus".

The Syndicat Mixte du Familistère de Guise relied on the project management assistance team to carry out the engineering study for the operational feasibility and then the programming of the Familistère campus, including the hotel dimension.

The main idea of the study is to see how the future hotel establishment can be associated with a continuing education establishment installed on the Familistère site and benefiting from its reception capacities, in order to satisfy in an original and innovative way the local, regional and European needs in terms of training, apprenticeship, seminars or meetings concerning the challenges of ecological and social transition - particularly in the industrial sector of Hauts-de-France. The Familistère would thus add to its current cultural, tourist and social vocation, a mission of "integral education", in the words of its founder Jean Baptiste André Godin, looking to the future of our society and at the same time reviving one of the aspects of the original project of the site.

The engineering study is divided into 2 phases:

1- An operational pre-feasibility phase which includes the positioning and pre-dimensioning of an innovative hotel concept with a dual vocation - multi-standard accommodation / catering AND an educational / experimental third place - in proportions to be determined.

2 - A phase of elaboration of the business plan and architectural programming for the elaboration of the operational roadmap for implementation. The operational feasibility includes prospecting for the involvement of a wide range of partners in the Hauts-de-France region in the areas of education and training (high schools, training centres, universities, companies, local authorities, etc.), culture and tourism, and beyond to target potential international partnerships (with possible associated funding from the European Union or other funders).

It also includes prospecting and approaching operators likely to adhere to the concept developed and to become economically and operationally involved. In addition, the study also deals with the question of the multi-actor governance of the site (including institutions, endowment funds, training associations, companies, cooperatives, etc.) and the definition of a legal structure, in a necessary public-private partnership to be specified for spaces that will remain public property, according to the possible changes in the governance of the Familistère conditional on the future of the left wing.
